Tandem Construction uses its extensive knowledge base of project costs to develop up-to-date cost estimates at the initial stages of project planning and design. As schematic design is developed, definitive estimates are provided. The guaranteed maximum price estimate is prepared when sufficient plans and specifications are completed for competitive subcontractor bidding.

Preconstruction Services

Tandem Construction has an "Open-Book" approach to project preconstruction that enables maximum interaction between the key team members in a project; the owner, the architect and the general contractor. Tandem Construction maintains strict budget control through its collective purchasing power, intimate knowledge of the supplier and subcontractor marketplace and an adherence to cost-discipline scheduling and critical path purchasing. When a client enlists our support during the due diligence period, we frequently visit the site with the other team members; architect, engineers and subcontractors. On new construction projects, we help the client achieve his development goals, whether in maximizing density or avoiding hidden conditions, such as groundwater or unsuitable soils. Once a decision has been made to move forward with schematic drawings, we continue to play a role by developing budgets from historical data and attending weekly design meetings. As the project drawings become more defined, we implement value engineering and constructability reviews. Scheduling is also an integral part of the preconstruction process because it allows the team to stay on track through-out beginning of construction. If necessary, we meet with all parties involved during the financing stage to review the cost estimate and address their concerns. We often bring in key subcontractors who work with the designers to help produce a cost efficient and functional product, often times saving the Owner many thousands of dollars.
